Neil457 says: Pros: Stuck to the price and actually paid me for some contractual breaches
Cons: Failed to execute the contract correctly; slow front office - took 9 months to get the plans and a building permit; poor workmanship (use the cheapest tradesmen available), supervisors lack appropriate skills, managment appears to be inherently dishonest
Overall: I have recently built with Highbury Homes and found them to be completely unsatisfactory for a number of reasons. Note that they are essentially a middle of the pack medium size builder, that may have taken on too many new projects. The most problematic aspect of Highbury Homes is they consistently failed to honour the terms of the contract or their verbal utterances. For example they tried to sneak a 4 month defects period into the contract after telling me it was 6 months. They were two months late with the plans, and I had to finally get the planning permit myself, after another two month delay and no progress. Issues during building included: most things literally had to be done twice, for example: retaining wall trench put in wrong place (and they tried to charge me for it), left the sand pad unstable (incorrectly told me it was not required to be stabilized, council thought otherwise), roof alignment incorrect, screwed up site works, a sewer pipe now runs in main bedroom roof space (they assure me it will never leak), brickwork on my workshop was first 28 c then 25 c then 28 c (after I pointed out that it is was dead wrong), installed plastic pipe (a much cheaper product) instead of copper, substituted "antique white vinyl" using Polytech (the cheap option)in the kitchen for "new antique white" using Laminex - Contracts Manager told us on more than one occassion that it was definitly Laminex (the more expensive product) it wasn't - 8 week delay while they redid it, laundry room shower was to be frameless, put in semi-frameless (a much cheaper option, surprise surprise), now replaced with frameless due to building code violation, Installed the wrong range hood, ordered the wrong oven; initially installed the wrong gutters; they allowed concrete to spill on to the lower floor face brick damaging them; all the windows were found to be loose in the walls - frame heads were never fixed to the lintels (presently being fixed); most of the windows have leaked over winter due to rain (trying to fix this as well), which has damaged the plaster; they recommended Classical Stone (mates) for a granite bench top we wanted - Classical Stone cut it wrong, redid it twice, benchtop is a mess . Highbury Homes management told me to get in my car and F off when I visited their offices to complain about contract breaches and the mendacity of the site supervisor - they advertise themselves as "friendly" !!! One thing they are good at is hounding you for payment of incorrect and premature payments. I can only reiterate that I would not use Highbury Homes again, nor would I recommend them to anyone. In all, prehaps the most unpleasant two years of my life, all compliments of Highbury Homes. Neil -- Year Completed: 2007
