Top suburb, low price: The one-bedroom houses selling for less

But putting them on the list has paid off for three buyers who have bought into some of the country’s top suburbs by opting for one-bedroom houses.

We recently looked at how to get into a top suburb for millions less, and here we see how some have sold.

Top tier suburb

First off the rank was a recently sold home in one of the countries wealthiest suburbs, Woollahra, in Sydney’s east.

A one-bedroom house, just moments away from the suburb’s Queen Street shopping strip, recently sold for $1.55 million.

That was even less than the $1.65 million guide for the cottage when it hit the market.

And a lot less than, $4.96 million, the median house price in Woollahra.

The prime position was the selling point for the home with listing agent Fraser Turvey of McGrath Paddington.

He pushed the fact that it is “ just minutes’ walk from Centennial Parklands and Paddington’s dining and retail offerings” and a “stroll to Edgecliff station”.

The seller also came away with a profit, having bought the home in 2015 for $1.07 million.

It’s also shown to have good investment potential.

This year it was advertised as a rental collecting $830 per week.

Meanwhile in Sydney’s inner-west a run-down one-bedroom house has sold for $1.606 million, well above its $1.2 million guide.

The tiny home, with rundown kitchen and bathroom, was being sold for its potential rather than what was behind the front door today.

For example, there was the potential to go to another level as a neighbouring house had, subject to council approval.

A deep garden at the rear of the property also lent itself to further expansion of the home.

And then there was its position in the much sought after suburb of Birchgrove, which includes large waterfront homes, charmingly restored terraces and large parks.

“It’s really one of the most prestigious suburbs on the peninsular,” selling agent Rita Lopresti of Cobden Hayson said prior to the sale.

The $1.606 million price tag may seem hefty to many, however it does come in under the median suburb house price of $3.13 million.

In Melbourne, another one-bedroom house featured in Abbotsford was snapped up before auction.

Selling agent Jodie McCarthy of JellisCraig Richmond said the home was hotly contested and sold one day before auction for $835,000.

“It was all young couples and young singles who were looking at something they could renovate,” said Ms McCarthy.

While the property was in livable condition, the opportunity to increase its value through further renovation was seen with a similar fully renovated property selling for much more recently according to Ms McCarthy.

The fully-renovated home, which included a designer kitchen and direct access to the garden through a wall of bi-fold glass doors sold for $1.075 million in March this year according to CoreLogic.

Meanwhile a one-bedroom coastal home in an Australian beach town famous for having “the whitest sand in the world’ has so far failed to sell.

Royal Caribbean leans into shorter cruises, more experiences to capture travel demand

Here's what Royal Caribbean CEO says differentiates Utopia of the Seas from other cruises

With consumers getting more selective on how and where they vacation, cruise lines are fighting for Americans’ tourist budgets. Royal Caribbean thinks shortening trips and packing the days with activities and exclusive opportunities will keep customers hooked.

“I think we are an experience-driven mindset,” Royal Caribbean CEO Jason Liberty told CNBC’s “Squawk on the Street” this week. “Over half of our guests are actually millennials or younger, and when you survey those guests, about 42% of them say in the next 12 months their plans are to actually go on shorter vacation experiences.”

Onboard Royal’s Utopia of the Seas, the world’s second-largest ship with a maximum capacity of nearly 5,800 passengers, customers are welcomed to 13 pools, 21 dining options, two casinos, and much more. This is the second cruise ship Royal Caribbean is bringing to market in the span of six months. Liberty says the voracious appetite to cruise post-pandemic has not died down.

“We’re not seeing any pullback from the consumer, whether that’s planning their vacation experiences further out … [or] then on the ships, they go out and they continue to spend,” Liberty said. “There is not an area on the ship that we’ve seen a change in their spending behavior.”

To scale its business and widen its appeal, Royal Caribbean is looking at how to better compete with other types of vacations customers opt for, like skiing, casinos or theme parks.

“When we look at what our guests are doing when they’re not with us, they’re going to Orlando, they’re going to Vegas, they’re going to all-inclusive resorts,” Liberty said. “What we’re trying to do is make sure that our experience, whether on the ship or at our private islands, is something that is highly competitive with land-based vacation.”

Morningstar travel and leisure analyst Jamie Katz thinks Liberty’s strategy to get the Disney theme park traveler on board is working.

“The American traveler doesn’t always have time to take a six- to eight-day cruise due to work schedules and kids’ school calendars,” Katz said. “A three-day cruise provides customers with more options.”

Expansion plans

One of the benefits of bringing a new ship to market — you’re able to charge more.

“You’re really seeing sizable pricing premiums. Historically, pricing of a new ship is a 20% premium to existing ships across the industry,” said Patrick Scholes, travel and leisure analyst at Truist Securities.

Scholes said the Utopia price bump for Royal Caribbean could be even higher.

Liberty said he expects higher pricing to hold into the second half of the year, pointing to the “value gap” between cruises and land-based vacations.

Rival Carnival, too, has raised prices amid strong demand.

“We haven’t seen that sign of a consumer slowdown, if anything, we are seeing an acceleration,” CEO Josh Weinstein told CNBC after the company’s most recent earnings report in mid-June.

Analysts point out that cruising is one of the few areas within the travel and hospitality sector where prices continue to sharply rise. Last week, Delta Air Lines revealed softer prices compared with last year. HSBC analysts expect airfares to stay flat or decline in 2024 over 2023.

Several analysts and investors will be sailing aboard Utopia this week to better understand what differentiates the cruise ship from its competitors.

One area of interest will be the impact of cutting-edge technologies: Liberty said artificial intelligence is helping Utopia reduce food waste by 30% to 40%. The company is also using AI to help with dynamic pricing and smart management of customer data.

Beyond Utopia, there aren’t too many ships coming online from the cruise giants.

Royal Caribbean currently has the strongest order book in the industry. The company’s Icon of the Seas, the biggest cruise ship in the world with a capacity of 7,600 passengers, made a splash earlier this year.

On Royal Caribbean’s recent earnings call, executives said Icon bookings are holding strong through 2025.

“We’re entering a two- to three-year period where there are minimal number of ships coming online. Typically, the industry grows supply by 5% to 7% ever year,” Scholes said.

But building a massive cruise ship requires extensive work. Wall Street analysts estimate it takes three to five years to order and get a ship delivered.

Norwegian Cruise Line is working on bringing eight new ships to market in the next six years.

Viking Cruises, which went public earlier this year and has seen its stock trade well above its debut price, is bringing three new ocean cruise ships to market over the course of the next three years, not including its river-based ships.

Biosyngen’s BRG01 enters Phase II clinical trial, a first-in-kind autologous EBV-Specific CAR-T Therapy for Solid Tumors on Recurrent/Metastatic Nasopharyngeal Carcinoma

SINGAPORE, July 16, 2024 /PRNewswire/ — Biosyngen, a leading biotechnology company focused on the development of innovative cell therapies, recently announced that the Center for Drug Evaluation (CDE) of the National Medical Products Administration (NMPA) in China has approved the initiation of a pivotal Phase ll clinical trial evaluating BRG01, the company’s autologous Epstein-Barr virus (EBV) specific chimeric antigen receptor T-cell (CAR-T) therapy, for the treatment of patients with recurrent or metastatic EBV-positive nasopharyngeal carcinoma. BRG01 is the world’s first CAR-T therapy for solid tumor to obtain clinical trial approvals from China and the U.S. and to advance to a pivotal Phase ll clinical trial, representing a significant milestone in the field of cell-based immuno-therapies for solid cancers.

“The approval of the Phase ll clinical trial for BRG01 is a testament to the robust preclinical data and strong early clinical results observed with this innovative therapy” said Professor Zhang Li, Director of the Phase l Ward at the Sun Yat-Sen University Cancer Center and Deputy Director of the Lung Cancer Research Institute at Sun Yat-sen University, who is serving as the principal investigator for the BRG01 clinical trial. “BRG01 has the potential to be a first-in-class T-cell therapy for EBV-positive tumors, and we are confident in its ability to deliver meaningful clinical benefits to patients with this difficult-to-treat malignancy.”

The Phase l clinical trial of BRG01 in China and the U.S. has completed patient enrollment in January this year. All participants have received BRG01 infusion as part of this registered clinical trial. The Phase l study has successfully completed assessments of dose-limiting toxicity (DLT) and preliminary efficacy in nine patients with advanced nasopharyngeal carcinoma who had previously been treated with at least one immune checkpoint inhibitor, such as a PD-1antibody.

Initial data from the study have demonstrated excellent safety and encouraging signs of clinical activity, with 75% of high-dose patients experiencing local tumor shrinkage and reduced metabolic activity on PET-CT scans, and some patients achieving complete remission of their tumor lesions. Additionally, BRG01 has shown potent anti-EBV activity, with significant reductions in peripheral blood EBV viral load observed following treatment.

These findings underscore BRG01’s potential in tumor therapy and highlight its dual benefits in antiviral treatment, establishing a robust foundation for future clinical applications. These results are likely pivotal in the CDE’s decision to advance BRG01 to phase II clinical trials.

BRG01 is an autologous T cell immunotherapy product that has been engineered to express chimeric receptors targeting the Epstein-Barr virus (EBV) antigen on the surface of T cells. This innovative therapy represents a new generation of CAR-T cell treatment specifically designed to target EBV. BRG01 received phase I clinical trial approval from the CDE in China in December 2022 and from the FDA in the United States in February 2023. Subsequently, it was granted orphan drug designation (ODD) and fast track designation (FTD) by the FDA in June and July 2023, respectively.

At the annual Meeting of the American Society of Gene and Cell Therapy (ASGCT) in May, Biosyngen presented preclinical research on the therapy, and the data was published as an original study in Frontiers in lmmunology. In addition, at the Gordon Research Conference (GRC) on Nasopharyngeal Carcinoma held in Switzerland in early June this year, Biosyngen’s scientist and pipeline inventor, Chair of Translational Immuno-Oncology at the University of Cologne, Professor Renata Stripecke also presented the results of preclinical research and the latest clinical data of this therapy.

The development of cell therapy drugs for hematological malignancies has seen substantial progress, yet advancements in solid tumor treatments have lagged behind. The FDA’s accelerated approval of lovance’s tumor-infiltrating lymphocyte (TlL) therapy, lifileucel, for the treatment of advanced melanoma in February represents a significant milestone in the commercialization of solid tumor cell therapies. This milestone has bolstered confidence among companies engaged in the development of cell therapies for solid tumors. However, overcoming the challenges posed by solid tumors requires a unique and comprehensive approach from the outset. This approach must encompass considerations regarding technology, target selection, and indication, ensuring satisfaction of clinical needs and druggability of the therapeutic interventions.

As one of the most common head and neck tumors, nasopharyngeal carcinoma – an epithelial carcinoma arising from the nasopharyngeal mucosal lining, is closely related to EBV infection. According to WHO, an estimated number of 133,000 new cases of nasopharyngeal carcinoma worldwide was reported in 2020; 50% of which was diagnosed in China. South China provinces such as Guangdong and Guangxi provinces make up for more than 60% of nasopharyngeal carcinoma patient population in China. Though existing practice such as immune checkpoint inhibitor has been applied in second-line treatment of nasopharyngeal carcinoma, overall response rates were generally below 30%. In another words, more than 70% patients did not benefit from existing therapy. Therefore, it is imperative to explore new approaches to improve efficacy and satisfy unmet medical needs.

The emergence and progression of nasopharyngeal carcinoma are closely associated with Epstein-Barr virus (EBV) infection. EBV has infected about 95% of population worldwide. It has been listed as Group 1 carcinogen (“Carcinogenic to humans”) by World Health Organization (WHO) and proved to be associated with a range of diseases including nasopharyngeal carcinoma, EBV-positive gastric cancers, lymphoma and lymphoproliferative diseases. Research indicates that tumor cells in nasopharyngeal carcinoma frequently exhibit EBV antigen expression, and EBV-positive tumor cells display target proteins for CD4+T cells and CD8+T cells, facilitating the infiltration of EBV-targeting CAR T cells into tumor tissue to exert a cytotoxic effect.

Leveraging this specific EBV target, CAR T-cell therapy developed by Biosyngen is also being explored for treating EBV-positive lymphoma. In April 2023, BRG01 obtained approval from the Drug Evaluation Center (CDE) and the Food and Drug Administration (FDA) for clinical trials in this new indication, with Phase I clinical studies currently ongoing.

KUALA LUMPUR, Malaysia, July 15, 2024 /PRNewswire/ — The National Art Gallery inaugurated the “Rantau: IMT-GT Exhibition”, which will be exhibited from today until 1st December 2024. This exhibition is held in conjunction with the Visit Year of the Indonesia-Malaysia-Thailand Growth Triangle 2023- 2025, also known as IMT-GT 2023-2025. The inauguration was officiated by YBrs. Mr. Shaik Rizal Sulaiman, Chairman of the National Visual Arts Development Board (NVADB), at the National Art Gallery.

This exhibition is an artistic expression by visual artists from three countries, portraying thoughts and feelings about nature, family relationships, life struggles, past stories, survival, daily routines, and everyday life. The collaboration of the three countries through this exhibition celebrates togetherness, regional unity and cultural diversity.

The “Rantau: IMT-GT Exhibition” involves the participation of five curators, two art collectives, four solo artists and two artist duos. Indonesia is represented by guest curator Bayu Genia Krishbie from Galeri Nasional Indonesia, together with Rumah Ada Seni, an art collective from Padang, West Sumatra with nine members led by Yusuf Fadly Aser; Sikukeluang Collective from Pekan Baru, Riau, a transdisciplinary collective with six members led by Adhari Donora; and Arifa Safura and DJ Rencong duo from Acheh.

Malaysia is represented by curators Faridah Hanim Abd Wahab and Adina Quraisa Ibrahim, along with the guest writer Liu Cheng Hua, artists Chong Yan Chuah, Khairul Izzudin and Shamin Sahrum, who have backgrounds in architecture and large-scale works. Their works are related to the theme of Rantau as well as to their own experiences in relation to ‘merantau‘ (travelling).

Thailand is represented by Suebsang Sangwachirapiban, a curator from the Bangkok Art Biennale, along with artists Nordiana Beehing from Yala, Maneerat Thamnarak from Chumphon and Arichama Pakapet from Songkhla.

They play a role in initiating artistic dialogues and building relationships in their communities, helping to harness the benefits of the economic and sociocultural development in the region under the umbrella of the IMT-GT.

The inauguration ceremony was also attended by YBrs. Mr. Amerrudin Ahmad, Director General of the National Art Gallery; YBrs. Mr. Bukhairi Bakhtiar, Director of Centre for Indonesia-Malaysia-Thailand Growth Triangle (IMT-GT) Subregional Cooperation; representatives from the embassies of Indonesia and Thailand in Malaysia; officers from MOTAC and agencies; as well as art enthusiasts.

The “Rantau: IMT-GT Exhibition” highlights the National Art Gallery’s ongoing commitment to supporting regional art development, strengthening international relations, and promoting the tourism sector’s advancement.

Therefore, the public is invited to appreciate the spirit of togetherness and celebrate cultural diversity through the “Rantau: IMT-GT Exhibition” at the National Art Gallery until 1st December 2024.
